
The Land
Tree Hill’s 531 acres lie within a mile of the southern limits of the City of Richmond and border the James River for over a mile and a half. Fronting on Old Osborne Turnpike (State Route 5) in two separate 1,500-foot stretches, the property offers both easy access to the city and an impressive view of its skyline. The new community at Tree Hill will make a one-of-a-kind, welcoming impression on those heading east from the city into eastern Henrico County.
The geography of Tree Hill is a compelling part of its character. The property has three distinctive tiers. The Tree Hill house, dating to the 1770s, sits at an elevation of 150 feet above the James River, which at this point in its journey is at sea level. The historic home is on the edge of an escarpment that runs through the area to the east of the river.
A dairy barn of 1920s vintage and other farm buildings, though quite near the house, lie on a broad 250-acre plain which is generally 100 feet below the house, as are most of Tree Hill’s cultivated fields. The lowest tier—some 150 acres along the James—is about 10 feet above the river. Several small streams run through and border the property, draining both Tree Hill and large areas of adjacent lands to the west and across Route 5. There are small areas of wetlands, as well.
